Terms

The conditions a stay is arranged under, written in plain language rather than in small print. Last reviewed in 2026.

1. Using this website

This site describes a guest house and the rooms, food and facilities inside it. Everything here is offered in good faith and kept accurate, but details such as opening hours, sittings, tides and the state of the pool change with the weather and the season. Nothing on this site is an offer capable of acceptance, and no arrangement exists until the desk has replied to you in writing confirming dates.

2. Enquiries and holds

  • Rooms are arranged by email. This site has no booking engine and takes no payment.
  • A reply from the desk states what is available and what it costs on your dates.
  • A room is held for three days from the date of that reply, then released without further notice.
  • Prices quoted apply to the dates quoted and to the number of people stated.
  • The desk never asks for card or bank details by email.

3. Arrival and departure

Rooms are available from 15:00 and must be vacated by 11:00. The desk is staffed 07:00 to 23:00; after that the night bell is answered. Luggage may be left behind the desk before check-in and on the day of departure. Keys are metal, there are two per room, and a lost key costs the price of recutting it.

4. Payment

Accounts are settled at the desk on departure, by card or cash. Meals in the supper club, items from the bar list and anything from the counter upstairs are added to the room account during your stay and appear on one bill. Invoices for companies are produced on request at check-in rather than afterwards.

5. Cancellation

Tell us as soon as you know. A room cancelled more than forty-eight hours before arrival costs nothing. Inside forty-eight hours we ask for one night if the room cannot be filled, and we will tell you honestly whether it was. If you cannot travel because of weather, transport failure or illness, we waive it; we have no interest in charging people for things outside their control.

6. Conduct in the house

  • Quiet hours run from 23:00 to 07:00 in all corridors and stairwells.
  • Smoking and vaping are not permitted anywhere indoors, including balconies facing the corridor side.
  • Visitors may be received in the front room until 22:00 and must be signed in at the desk.
  • Damage is charged at the cost of repair, itemised, with no administration fee added.
  • Behaviour that makes staff or other guests unsafe ends a stay immediately.

7. The tide pool

The pool is unheated saltwater with no lifeguard and no lighting. Use is entirely at your own risk. Guests under sixteen must be accompanied at the poolside by an adult. The pool closes when the red board is out at the ramp head, and anyone who enters the water while it is closed will be asked to leave the deck. Do not swim after drinking.

8. The Marquee room

  • Entry is restricted to adults aged eighteen and over, with photo identification checked at every visit.
  • No person under eighteen may enter or remain in the room under any circumstances.
  • This website offers no wagering, no games, no accounts and no financial service of any kind.
  • No outcome of any game is promised, implied or predictable, and staff will not encourage play.
  • The house extends no credit, cashes nothing, and holds no money on behalf of guests.
  • Any guest may request to be refused entry for the remainder of their stay, and that request is binding on us.

The venues north of the house on the parade are independent businesses. We have no arrangement with them, receive nothing from them, and cannot act for you in dealing with them.

9. Liability

We are responsible for what we get wrong: our own negligence, our staff, and the condition of the building. We are not responsible for the sea, the weather, the tide, the state of the public boardwalk, or what happens in businesses we do not own. Valuables can be kept in the desk safe at no charge, and we recommend it.

10. Complaints

Tell the desk while you are here if something is wrong, because most things can be fixed the same day. If you would rather write, complaints are acknowledged within two working days and answered within five. We do not ask anyone to sign anything in exchange for putting a problem right.

11. These terms

If any part of this page is found unenforceable, the rest continues to apply. The version published here at the time of your enquiry is the one that governs your stay. Changes are made on this page and nowhere else.
