Rooms
Eleven rooms on four floors. The building narrows as it rises, so the shape of your room depends entirely on how high up the house you sleep.
How the floors work
The ground floor holds the entrance hall, the supper club and two step-free rooms off the courtyard passage. The lift reaches the third landing; above that the stair is original, wide, and turns twice with a window seat at each turn. Housekeeping runs from nine until two, and skips any room with the brass tag hung on the handle.
Every room has a plain kettle tray, an ice bucket that gets filled at six, blackout blinds, a fan, and a heavy door that closes without slamming. There are no minibars, no in-room screens larger than a laptop, and no telephones except the house line at the desk. What is here is meant to last the week rather than impress you in the first ten minutes.

Second floor
Bay rooms — three
The widest rooms in the house, each with a curved bay window over the boardwalk and a window seat deep enough to sit two. Original terrazzo underfoot, rugs in winter. Double or twin beds, walk-in shower, no bath.
Sleeps two. Extra folding bed possible in the Coral bay.

Third floor
Balcony rooms — four
Four rooms sharing the seaward face, each with its own narrow balcony behind the stepped parapet. The Champagne Room is the widest and has a cast bath set under the window; the other three have showers and a reading chair.

Fourth floor
Dormer rooms — four
Smaller, sloped, and the best rooms in the house after dark, because the dormers frame the water and the lights of the parade without either coming inside. Two face the sea, two face the courtyard and hear nothing.

Ground floor
Courtyard rooms — two
Step-free from the ramp, with wide doorways, level-access showers, and doors onto the walled courtyard where the fig tree is. The two rooms connect through an inner door when a family takes both.

What is included
- Breakfast
- Included in every room. Served 07:30–10:30 in the front room, Sundays until 11:30. Eggs cooked to order, bread from the parade bakery, fruit, and a pot of whatever the kitchen is brewing that week.
- Tide pool
- Included for residents at any open hour, with towels from the cabinet by the ramp door. Weekend afternoon slots are worth reserving at the desk.
- Linen
- Changed on the fourth morning of a stay, or sooner on request. Heavy cotton, line-dried in the courtyard when the wind allows.
- Quiet hours
- 23:00 to 07:00 in all corridors and stairwells. The night bell is answered within a few minutes; the stair lights stay dimmed.
- Not included
- Supper club sittings, the bar list, and anything on the parade. The top-floor games room is separate from your room in every way and is described on the Marquee page.
Accessibility notes
- Step-free entry from the seaward ramp to the entrance hall and courtyard rooms.
- Lift from the ground floor to the third landing; the fourth floor is stair access only.
- Level-access showers, grab rails and lever taps in both courtyard rooms.
- The supper club has a step-free route through the passage rather than the front door.
- Assistance animals are welcome anywhere in the house, including the supper club.
Holding a room
Rooms are held by email. There is no booking engine here, no payment page, and no card stored anywhere on this site. Write with your dates and we will reply with what is free, what it costs on those nights, and anything happening in the house that week that you might want to know about — a full supper club, a closed tide pool, a windy forecast.
We hold a room for three days while you decide, and we say so plainly if a date is already gone rather than offering something you did not ask for.
